Extractor fans are electric fans that draw moist, stale or odour-laden air out of a room and expel it outside, protecting the building from condensation and mould. How to choose the right extractor fan

The best extractor fan for a job depends on the room, the route to outside and how quiet it needs to be. Start by deciding where the fan will sit, then check its airflow and control features.

Main types of extractor fan

Wall, window and ceiling fans – such as the Airflow iCON eco 15 and Xpelair 4"/100mm models, mounted in the room with a short duct to outside.
In-line fans – such as the Airflow Aventa, Airline 100 and XIMX 125mm, fitted within ducting in a loft or ceiling void for quieter running and longer duct runs.
SELV shower fans – such as the Simply Silent kits, running at safety extra-low voltage from a transformer so they can be positioned closer to the shower.

Key specifications to check

Compare airflow against the extract rate the building regulations require for that room, remembering that ducting, bends and grilles reduce real-world performance. Mixed-flow in-line fans hold their pressure better over longer duct runs than simple axial fans. Check the duct size (100mm or 125mm), noise level, and control options: timer overrun, humidity sensing, pull-cord or two-speed switching.

Installation and compliance

Position the fan as far from the main air inlet (usually the door) as possible, and high up near the source of moisture. In bathrooms, the fan's IP rating and the zone it sits in determine whether a mains or SELV model is needed, so check BS 7671 and the manufacturer's instructions. What is a SELV extractor fan and when do I need one?: A SELV (safety extra-low voltage) fan runs at a low voltage, typically 12V, supplied from a transformer located away from the wet area. SELV fans are often chosen where the fan must be fitted close to or above a bath or shower, in zones where mains-voltage fans are not permitted. Check BS 7671 and the manufacturer's zone guidance.
What is the difference between an axial and a mixed-flow in-line fan?: An axial fan moves air straight through along its axis and is efficient over short duct runs. A mixed-flow fan, such as the Airflow Aventa or XIMX models, combines axial and centrifugal action, so it maintains airflow better against the resistance of longer ducts and bends. Mixed-flow fans are usually preferred for in-line installations.
Should I choose a 100mm or 125mm extractor fan?: Choose based on the airflow required and any existing ducting. 100mm (4-inch) fans suit most bathrooms, toilets and en-suites.
